Bristol acquired and renovated Herald Hotel in 2003, utilizing Low income Housing Tax Credits and Tax Exempt Bonds allocated by the State of California. The project consists of 73 apartment units, and approximately 3,000 square feet of ground floor retail space. Herald is an urban preservation project located in the Tenderloin area of San Francisco. Constructed in 1912, as a 200-room hotel, it was acquired in 1983 by an affordable housing group that converted it to the 73 apartments as it is today. As part of its 1983 conversion, Housing and Urban Development (HUD) issued a 20-year Housing Assistance Payment (HAP) contract, which Bristol renewed shortly after its acquisition for another 20 years.
